Floors are the biggest surface in the building and the first to look tired

Floors carry more visual weight than anything else in a commercial space, simply because there is so much of them. They are also the surface most likely to be maintained reactively: everything looks acceptable, then one morning it does not, and by then the finish is worn through and the fix is expensive.

New England makes this worse than most places. Six months of salt, sand and slush come in on every shoe from November onward, and salt is abrasive as well as ugly. A floor plan that ignores winter is a floor plan that resurfaces every three years instead of every seven.

Why we schedule floors instead of reacting to them

A finish that is burnished on a cycle keeps a wear layer between the traffic and the tile. Once that layer is gone the tile itself takes the damage, and no amount of buffing brings it back. The difference between planned and reactive is measured in thousands of dollars of replacement.

So floor work goes on your calendar at the start, with dates that avoid your busy weeks. Most offices run extraction twice a year and a burnish quarterly. Clinics and schools run tighter. Warehouses depend entirely on the traffic and the forklift tyres.
