In a managed building, the common areas are the product. A resident walks the lobby, the corridor and the stairwell several times a day, and their opinion of the building is formed there rather than inside their own unit. It is also where every prospective tenant makes their decision.

The recurring complaints are predictable: the trash room, the laundry room, the corridor carpet near the elevator, and the entrance vestibule in winter. Those four are the pressure points in almost every building, and they need their own frequency rather than the building average.
