Ask a facility manager what generates complaints and the answer is almost never the carpet. It is the restroom, every time, and usually one of three things: an empty dispenser, a smell that comes back by Wednesday, or a floor that looks clean until you look at the base of the toilet.

All three have the same cause. Restrooms get wiped instead of cleaned, because wiping is quick and looks the same on the way out. We work them wet: fixtures scrubbed, disinfectant left to sit, floors mopped into the corners where the smell actually lives, and everything dried so nothing spots or streaks.

The odour problem, solved the boring way

Recurring restroom odour is nearly always urine that has soaked into grout, a floor drain that has dried out, or the small gap where the toilet base meets the floor. An air freshener covers it for six hours and it returns. There is no clever product for this.

The fix is scrubbing the grout line properly, keeping the drain trap wet, and cleaning the base rather than around it. It takes longer, it is on your scope in writing, and it is the reason our restrooms still smell right on a Thursday afternoon.

Do you supply paper and soap?

Yes, included in the program and stocked to a par level we agree with you. If your building has a supplier you are contracted to, we work with their products instead and just handle the restocking.

What about hard water staining?

Greater Boston water leaves scale on taps, bowls and glass. It is handled with a descaler on a rotation rather than by scrubbing harder every visit, which only wears the finish.

How often should restrooms be cleaned?

Every visit, without exception, whatever else is on the scope that night. For high traffic buildings a day porter check between visits is usually the difference between good and complaint free.
