A janitorial contract is a promise about something you will never watch happen. That is the awkward part of the whole industry. You are buying an outcome that occurs after you go home, from people you rarely meet, on a schedule you have no way to audit unless somebody sets it up so that you can.

So we set it up so that you can. Your scope lists every area and every task on it. The crew initials the sheet as areas are completed. The sheet lives in the building, dated, in your handwriting range rather than ours. What frequency actually buys you

Most buildings are quoted for five nights when three would hold, or for one night when the traffic demands three. The right answer comes from headcount, foot traffic and what your floors are made of, not from a package name. A twelve person office with carpet and no public entrance is a different animal from a twelve person clinic with a waiting room.

At the walkthrough we tell you which frequency your building actually needs, including when that number is lower than what you were expecting to pay for. Selling you nights you do not need is the fastest way to lose the account in month four, and we would rather keep it for five years.

How long is the agreement?

Twelve months is standard for nightly programs, because staffing and equipment get committed to your building. Every agreement carries a thirty day exit clause, so you are never locked into something that is not working.

Can we start weekly and increase later?

That is the most common path. Buildings usually start on the frequency they can justify, and we revisit it at the monthly walkthrough. Moving up is a schedule change and a price change, nothing more complicated than that.

Who supplies paper goods and soap?

We do, and it is quoted as part of the program rather than billed back at the end of the month. Restocking is on the checklist, so running out becomes a documented miss instead of an argument.
