Drywall dust behaves differently from ordinary dust. It is fine enough to stay suspended for hours, it settles into every horizontal surface including the ones above the ceiling grid, and it is alkaline, so wiping it with water on the wrong surface leaves a haze that is harder to remove than the dust was.
That is why post construction is a staged job, not a big version of a normal clean. It comes off in passes, top down, with the space vacated between them. Done in one pass on the morning of the handover, the space looks clean at nine and hazy by noon, which is exactly when the client walks in.

What the visit covers
- Rough clean once the trades are out: debris, dust piles and material
- Ceiling grid, diffusers, returns and light fixtures vacuumed first
- Walls, ledges and frames wiped from the top down in passes
- Adhesive, paint spots, caulk and sticker residue removed
- Window frames, tracks, glass and manufacturer labels
- Cabinet, closet and millwork interiors vacuumed then wiped
- Fixtures, hardware and switch plates cleaned and polished
- Floors vacuumed with HEPA then cleaned to the surface spec
- Final detail pass timed to the day before handover
- Touch up visit after furniture installation if you need it
Getting the sequence right saves the schedule
The most common failure is booking the final clean before the last trade has finished. One afternoon of touch up paint or one ceiling tile cut recontaminates the entire space, and the cleaning bill doubles because the job gets done twice.
We schedule with your general contractor rather than around them, and we would rather move our date than clean a space that is going to be dusty again by Thursday. If your project slips, tell us and we move with it.

Do you handle debris removal?
Light debris and packaging, yes. Construction waste, dumpsters and anything requiring a haul away permit stays with the contractor, and we will tell you clearly which is which before the quote.
How is this priced?
By square footage and condition, quoted after we see the space or the drawings. Rough and final are usually quoted as separate stages so you can see exactly what each pass costs.
Can you be there for the punch list walk?
Yes, and it is worth doing. Anything the walkthrough catches gets handled the same day instead of becoming a second visit.
